Gregory has over 20 years of experience in the built environment, in all asset classes including residential, light industrial, hospitality and commercial development.
Prior to starting Hightower, Gregory was a real estate development director of a listed construction company. Gregory has extensive experience in all stages of the development lifecycle having worked in construction, engineering and project management spheres in various countries in Sub-Saharan Africa.
Gregory holds an MBA from Wits Business School and a BSc Civil Engineering degree from UCT. He is a registered professional engineer with the Engineering Council of South Africa and has completed additional certificates in project management.
Gregory is comfortable managing all stages of property development process, including formulation of development strategy, land acquisition, precinct master-planning, concept development, professional team selection and management, feasibility and funding and procurement and construction oversight.
Hightower offers a full development management service to clients interested in developing but without the necessary knowhow or experience. This service covers the entire development process from investment strategy and land identification to design, feasibility, sourcing of finance, marketing and construction. The service is offered on a percentage fee basis.
A thorough due diligence process is essential prior to purchasing land, funding development via debt or equity sources or undertaking development itself. Each of these activities incurs risk on the part of the purchaser, lender or developer respectively. To fully understand these risks, and enable them to be mitigated, due diligence processes must be followed.
Hightower can manage the full due diligence process including preparing relevant documentation as required by lending institutions.
Examples of due diligence activities include confirmation of title, building or land survey, building or land inspection, zoning and development rights, environmental record of decision, financial feasibility and lender requirements, encumbrances and existing leases.
Due diligence forms only part of the acquisition of land process.
Hightower is able to assist the client in developing a land acquisition and development strategy. This includes management of master planning processes for large precincts. Hightower brings knowledge and experience to bear on the sourcing of land in line with a client’s development strategy, including management of due diligence, negotiation and commercial processes.
As part of the funding of land acquisition, enabling works and development of the final asset, a comprehensive financial feasibility and financial model is required. Development scope, cost, and timelines need to be understood to calculate anticipated cashflows and investment returns.
Added to this, a thorough understanding of risk at each stage of the development process needs to be balanced against expected returns.
Hightower makes use of industry leading software to prepare feasibilities and real estate investment returns. Hightower is well suited to the preparation of all the above components for inclusion into a Project Information Memorandum for presentation to prospective equity and debt funders.
Should clients only require assistance with sourcing of funding, Hightower can prepare project information memoranda based on risk assessment and financial models developed for the purpose.
Hightower is able to provide an asset management service for completed commercial assets, managing the activities of a property manager and on the ground support staff where required.
